Where to Find Cash Buyers
1. Title Company Records
Ask your title company for a list of recent cash purchases in your market. These are proven buyers who have already closed.
2. REI Meetups and Facebook Groups
Attend local investor meetups. Post in Facebook groups: “Active cash buyer in [market]. Looking to acquire properties. DM me your buy box.”
3. Auction Attendees
People who show up to foreclosure auctions with cashier’s checks are real cash buyers. Introduce yourself.
4. Landlord Lists
Property management companies can point you toward active landlords who are always looking for more inventory.
5. County Records
Search for recent deed transfers that were cash (no mortgage recorded). Look up the buyer — they’ll likely buy again.
How to Vet Buyers
Not all “cash buyers” are real. Before adding someone to your A-list:
- Ask for proof of funds — Bank statement or letter from their lender
- Ask about their last 3 purchases — What did they buy, where, and when?
- Ask their buy criteria — Price range, property type, condition, location
- Ask their timeline — Can they close in 7-14 days?

- Ask if their criteria have changed
